Housing and Residence Life

This position will plan, direct, and perform facility management services of a large building or a complex of smaller buildings within Housing and Residence Life facilities at Boise State University. The Building Superintendent will also be responsible for managing work orders and warehouse operations and for supervising maintenance and custodial staff.

Essential duties and responsibilities include (but aren't limited to):

Administrative:

  • Plans, organizes and directs building complex with housing and related operations.
  • Administers programs, resources and budgets.
  • Sets work priorities and plans daily and long-term projects for facility needs.
  • Scheduling and coordinating simultaneous remodel, maintenance and construction projects.
  • Provides technical consultation in facilities management.
  • Coordinates with architects and construction contractors on projects.
  • Determines if on-site or contractor repair is appropriate.
  • Develops contract and service agreements, and insures compliance with terms and authorizes payments.
  • Interviews and hires staff, assigns work and evaluates performance.

Facility Maintenance:

  • Examines interior and exterior of building for damage, safety and security and initiates necessary repair of deficiencies.
  • Oversees the inspection of fire extinguishers and alarm control systems for working ability.
  • Oversees the maintenance of plumbing, electrical, HVAC, and related trade systems.
  • Repair of appliances, plumbing fixtures, and replaces lights, ballast, receptacles, and switches.
  • Oversees the inspection of boilers and chillers for safe and efficient operation.
  • May insure proper operation of boiler, chiller, air  conditioner and computerized HVAC monitoring and control systems.
  • Oversees contractor repairs when appropriate.

Custodial Services:

  • Will fill in during the absence of the Custodial Building Superintendent.
  • Schedules and coordinates building cleaning and custodial equipment lubrication and maintenance.
  • Orders supplies and replenishes stocks in supply rooms.
  • Fills requisitions for cleaning supplies.
  • Performs light-and-heavy cleaning duties when staff coverage in inadequate.

Customer Service:

  • Assist external and internal stakeholders by identifying problems, offering solutions and advising or referring stakeholders with regard to housing related issues:
  • Provides excellent customer service in their interactions with residents, guests and other staff members by providing direction and answering basic questions as well as following up with appropriate staff regarding concerns and issues.

Supervision:

  • This individual will supervise 6 maintenance craftsman, 1 painter and 4 seasonal student painters.

Minimum Qualifications:

  • Good knowledge of building and life safety codes; the methods, materials, and equipment used in custodial work.
  • Some knowledge of supervisory practices.
  • Experience performing commercial building facility maintenance; performing skilled repair and maintenance in carpentry, plumbing, electrical, building maintenance, and grounds related work; using the tools and equipment associated with the trades indicated; reading blueprints and specifications; estimating material needs and costs for jobs; maintaining records and writing reports; performing maintenance on heating, ventilating, and air conditioning (HVAC) work.

Preferred Qualifications:

  • Some knowledge of basic math skills such as adding, subtracting, multiplying, and dividing.
  • Require a valid driver's license.
  • Experience and knowledge in basic office software programs.
  • Excellent verbal and written communication skills.
  • Supervision experience that includes assigning daily work for staff and employee evaluation.
  • Experience as a supervisor within the state of Idaho classified employee system.
  • Experience in warehouse setting.
  • Experience with facility maintenance management system software.
  • Experience working in residential housing setting, could include university housing, hotel industry, or property management.
  • Experience with preventative maintenance development and execution.
  • Experience ensuring compliance with purchasing, safety and other compliance standards.
